Abstract

Land re-adjustment is one of the most common methods of urban development in Taiwan. However, the re-adjustment project increases residential prices by improving the surrounding environmental quality and has an impact on the land market and economic activities by reducing transaction costs, and stimulating residential price increases. Past studies are lack of discussions on the timing, magnitude and scope of the impact of the rezoning implementation process on residential prices. According to the results, the impact range of the land re-adjustment on the surrounding residential prices is about 300 meters. The timing of the price impact is during the announcement period of the plan and the early stage of project execution, and the impact on high-priced residential buildings is relatively large.
