The patterns of arcade uses on main streets – a case study of “Walkability enhancing project for townhouse arcades” in East district Tainan city

Abstract

The arcade uses showed shop owners’ or landlords’ wills and measures of controlling the arcade and the demand for walkable space in townhouse arcades Since arcade uses were often in conflicted with the public's right to walk in arcades it was necessary to model the shop owners or landlords’ arcade use choosing behavior to facilitate the governance of arcade spaces The implement areas of the “Walkability enhancing project for townhouse arcades” in East district Tainan city were selected as the study areas The arcade use choosing behavior was modeled by using the multinomial logit technique In addition the cluster analysis technique was employed to classify the factors affecting arcade uses The business types classified in a group were linked to a certain arcade use The multinomial logit model showed that when choosing arcade uses shop owners’ or landlords’ were affected by the factors including glass doors and windows to display goods glass doors and windows to display services neighbor arcade uses dining seats provided and shopping time in the store The business types in the study areas were classified into six clusters The results concluded certain business types with similar arcade uses Moreover the factors leading a single business type to have different arcade uses were analyzed The results demonstrate a procedure to analyze the factors affecting arcade uses provide a basis for the classification of arcades and support decision-making when reviewing and drafting land use zoning control rules
